Permit Submittal Guide for Alterations With Structural Changes
Alterations and or change of use of interior spaces within the existing building envelope require a building permit.
The following alterations require a building permit.
Changes to the structure involving re-allocation of space.
Changes to the structure members or altering structural members.
Changes to the means of egress.
Structural alterations including, but not limited to creating or enlarging openings in bearing walls

Making structural repairs to a dwelling including:
foundation wall repairs,
floor system repairs
roof or ceiling framing repairs,
dormer additions or modifications
Moving of interior structural members or altering structural members
Changing the layout of interior spaces
Changing the use of interior spaces
A finished basement is an example of an alteration with structural changes or change of use.
Building Permit Application for an Alteration shall include the following:
A completed Building Permit Application with original signature
Three (3) copies of complete construction documents including plans and specifications.

One (1) copy of the Workers' Compensation Form
Permit Fee:
Building Permit fee consistent with the fee schedule shall be calculated by the Code Official and shall be paid prior to issuing the Permit
Plan review costs:
Third Party Agency plan review costs are not included as part of the permit fee
Owner/applicant is responsible for Third Party plan review costs
Inspections:
Third Party Agency inspections are required for all work
Third Party inspection costs are not included as part of the permit fee
Owner/applicant is responsible for Third Party inspection fees
A copy of all Third Party inspection(s) shall be provided to the Township
The permit applicant is responsible for making arrangements for inspections and insuring that the required inspections have been performed by a 3rd Party Inspection Agency approved by the Township.
The required inspections are indicated on the back of the Permit card.

When calling for required inspections the following information is necessary:
- Contractor Name,
- Project Location,
- Building Permit Number and
- Type of Inspection.
Note:
No permits are needed for cosmetic work including replacement of windows (like for like with no increase in structural opening), re-roofing, new siding, replacement of cabinets if layout and counter sizes do not change, replacement of doors and/or interior trim.
If the project is located in a floodplain / floodway a floodplain development permit is required.
When the scope of work creates or impacts an on-lot septic system a sewage permit is required.
GENERAL INFORMATION:
This Permit Submittal Guide is a general reference guide intended to assist in the preparation, submittal and review of the documents necessary to issue a building permit. Additional information may be required based on job specific design and construction situations. The information contained herein is not all inclusive of code requirements.
All projects will be evaluated and reviewed in terms of compliance with applicable codes as adopted by Londonderry Township.
For projects that require a zoning permit the Building permit application review will not commence until the zoning permit is issued.
All designs for new construction shall be prepared by a design professional.
Construction documents and plan reviews shall be performed by a 3rd party review agency.
Upon issuance of the Building Permit, the Permit shall be posted and visible from the public street.
One set of approved plans, specifications and permit amendments will be returned with the Permit.
The approved plans and amendments must remain on the job-site until the final inspection and until a Certificate of Use and Occupancy has been issued.
Changes need to be submitted to the Township for review and approval
Structures may not be used or occupied until a Certificate of Use and Occupancy has been issued by the Township.
CONSTRUCTION DOCUMENTS
Chapter 403 of the UCC requires that an owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of any building or erect, install, enlarge, alter, repair, remove, convert or replace an electrical, gas, mechanical or plumbing system regulated by the Uniform Construction Code shall first apply for and obtain a building permit.
A permit applicant shall submit an application to the building code official and attach construction documents with plans and specifications that shall be examined to determine whether the construction indicated and described is in accordance with the Uniform Construction Code and those codes adopted under Section 403.21 of the UCC.
Construction documents, as defined, include written, graphic and pictorial documents prepared or assembled for describing the design, location and physical characteristics of the elements of the project necessary for obtaining a permit. These typically consists of, but not limited to drawings, plans and specifications for the following:
general plan requirements
floor plans
framing plans
structural drawings
all governed by the Uniform Construction Code and typically assembled by a design professional as part of the permit submittal for alteration.
