New building, or structure

by definition is intended to include but not be limited to the construction of a residential or non-residential building or accessory building such as a garage, pole building, shed, or an accessory structure such as a deck, fence, pool either above ground or in ground as defined where location, size and the amount of impervious coverage are governed by the Zoning Ordinance, Building Codes and SWM.

Addition to existing building

by definition is intended to mean an extension or increase in floor area or height of a building or structure both of which are governed by the zoning ordinance in terms of:
  • location with respect to building setbacks
  • coverage with respect to the amount of impervious material permitted

Alteration

with structural changes and or change of use of interior spaces within the existing building envelope require a building permit. The following alterations require a building permit:
  • (a) Changes to the structure involving re-allocation of space
  • (b) Changes to the structure members or altering structural members
  • (c) Changes to the means of egress.
  • (d) Structural alterations including, but not limited to creating or enlarging openings in bearing walls
  • (e) Moving of interior structural members or altering structural members
  • (f) Changing the layout of interior spaces involving:
    • new walls and/or doors and/or windows
  • (g) Changing the use of interior spaces such as creating:
    • new bedrooms
  • (h) Making structural repairs to a dwelling including:
    • foundation wall repairs
    • floor system repairs
    • roof or ceiling framing repairs
    • dormer additions or modifications

Alteration

without structural changes or change of use but involves a change in any system (mechanical, electrical plumbing) that involves an extension, addition, relocation, removal, replacement or change to the arrangement, type or purpose of the original installation within the existing building envelope.

  • Mechanical work that includes, but is not limited to the installation or replacement of the following:
    • furnace, boiler, heat pump, air conditioning equipment, fireplace inserts, gas log sets

    • electrical service replacement
      (Meter base, disconnect(s) and/or electrical panels/sub-panels)

    • re-wiring including, but not limited to, new home run circuit wiring to existing room receptacles and/or lighting fixtures
    • circuit(s) for sump pumps, garbage disposals or other motor loads

are defined as a building or structure detached and subordinate to the main building with no direct access to the main building, does not share a common wall with the main building and is free standing, even if connected (attached) with a breezeway with the same roof line.

Building Permit Not Required

  • No permits needed for cosmetic work including replacement of windows (like for like with no increase in structural opening), re-roofing, new siding, replacement of cabinets if layout and counter sizes do not change, replacement of doors and/or interior trim.

Any other items the Zoning Officer should deem appropriate.
